        <title>IS YOUR HOME READY FOR FALL?</title>

A few simple steps now can help you avoid big problems (and big bills) later.


1. CLEAN THE GUTTERS - Clogged gutters send water toward your foundation instead of away from it. Once cleaning before the leaves fully drop goes a long way.


2. SERVICE THE FURNACE - Replace the filter and schedule a tune-up now. Before you need it is always better than the day you turn it on and nothing happens. 


3. SEAL THE DRAFTS - Run your hand along door and window edges. Feel cold air? That's money leaving your house all winter.  Weatherstripping is cheap and takes an hour.


4. DRAIN OUTDOOR WATER LINES - Disconnect and store hoses.  Shut off exterior faucets from the valve inside.  A frozen pipe is one of the most expensive and preventable things that can happen. 


5. CHECK ROOF AND CHIMNEY - Look from the ground for anything lifted or missing.  If you have a fireplace, get it swept before the first fire.  Creosote buildup is a real hazard. 


6. TEST SMOKE AND CO DETECTORS - Press the button.  Swap the batteries.  Every fall.  This one is not negotiable.

IT'S MAY SO HERE ARE SOME MAINTENANCE IDEAS


Give the house a bath. A good scrub will wash away winter grime. Close all windows and doors, and cover the ground and hedges with plastic sheeting. Then hit the house with the garden hose and spot - clean heavily soiled areas with a heavy - duty cleaner.  Use detergent sparingly, as it can harm your plants. 


Paint the exterior. Once your home's exterior is nice and clean, look for signs of peeling or chipping paint. You may need a touch - up or a fresh coat.  If you plan to hire a professional, schedule the job now so the work gets done by the end of summer. 


Inspect and refinish the deck.  Winter was likely hard on your deck, so it's time for a little TLC.  Start by sweeping it clean and removing any leaves or debris from between boards.  Look for loose boards and tighten or replace the screws needed to keep them in place. Then, sprinkle water on the deck's boards.  If it beads up, your deck is in good shape.  If it soaks in,  you may want to consider resealing.

Here is some positive news concerning the Fort Worth housing market. 


The Fort Worth housing market is off to a strong start in 2025, bolstered by expanding inventory, steady price growth, and national recognition as a top destination for real estate investment.


In Fort Worth, the median home price rose 2.7 year over year to $323,450 in January, while active listings surged by nearly 33 providing buyers with more options across various price points.  The market now has 3.2 months of inventory, up from 2.4 months a year ago, signaling a move toward greater balance between buyers and sellers.


Fort Worth - Dallas has been named the No. 1 real estate market in the U.S. for 2025 by PricewaterhouseCoopers and the Urban Land Institute.  The region's robust job growth, affordable housing relative to other major metros, and strong economic fundamentals - including 23 Fortune 500 companies - have made it a magnet for both residents and investors.


Luxury real estate is also booming, with Fort Worth - Dallas accounting for nearly 40 of Texas' million - dollar home sales.  Over the past year, 4,992 luxury homes were sold in the area, totaling $8.5 billion in volume - a 14 increase year over year.


With its expanding housing supply, economic momentum, and diverse buyer appeal, Fort Worth remains one of the most dynamic and promising real estate markets in the country.

Here are some surprising things your homeowners insurance may cover - and if you're not sure, be sure to check with your insurance provider and read your policy carefully. 




 Spoiled Food: If you lose power for days with a full fridge, some policies may cover some of the expense to replace spoiled food.
